Why Gainesville ceilings take on water

Rain is part of life here, and a lot of it arrives in a few months.

NOAA’s 1991–2020 normals for Gainesville Regional Airport show about 48.31 inches of rain a year, and June through September bring roughly 53% of it. Humidity stays high from about mid-May through September, with frequent afternoon thunderstorms. A small gap in roof flashing, a cracked boot around a vent pipe, or a clogged AC condensate line can go unnoticed for weeks during that stretch, until a stain shows up on the ceiling.

Storms add to it. Hurricane Irma crossed Alachua County as a Category 1 in September 2017; more than 30,000 GRU homes lost power, there was flooding around Hogtown Creek, and one report described a tree falling through a home’s ceiling. Hurricane Idalia in August 2023 brought limited damage but about 70 downed-tree reports, including an oak limb that fell on a house roof. Hurricane Helene in September 2024 produced a 44 mph gust at the airport, a tree crushed a home in Willow Bend, and more than 61,000 residents lost power at the peak.

Even when a storm doesn’t put a tree through the roof, it can lift shingles or loosen flashing, and the ceiling is where that damage shows up first.

Fix the leak first, then the ceiling

This is the one rule we won’t bend. Patching drywall under an active leak just sets up the same stain or sag for the next storm. Before we schedule ceiling work, the source needs to be found and fixed by the right trade, whether that’s a roofer, a plumber or an AC technician, and the area needs time to dry.

What we handle once the water is stopped:

  • Water stains that bleed through paint
  • Bubbling, peeling or crumbling popcorn texture
  • Soft or sagging drywall sections
  • Cracked seams and popped fasteners
  • Texture matching or full smooth finishing

Many homeowners use a leak repair as the moment to get rid of popcorn texture in the whole room, since patching popcorn rarely blends in. Our smooth ceiling finish and knockdown and orange-peel options both work well after a repair.

How a ceiling repair goes

  1. Confirm the source is fixed

We ask what caused the water and whether it has been repaired, and check that the area is dry before any work starts.

  2. Test before cutting popcorn

If the damaged ceiling has popcorn texture, we coordinate asbestos testing before cutting or scraping. Alachua County EPD notes that patching and joint compound can contain asbestos too. A positive result goes to a licensed abatement contractor.

  3. Cut out and replace

Soft, sagging or badly stained drywall is cut back to sound material and replaced with new drywall fastened to the framing.

  4. Tape, finish and blend

Seams are taped and finished, then textured or skim coated to match the surrounding ceiling, or the whole room is refinished.

  5. Seal and paint

A stain-blocking primer keeps old water marks from bleeding through, followed by finish paint.

Removal jobs follow the same containment and cleanup routine described on our process page.

Stains, sagging and what they tell you

A dry, old stain with a firm ceiling around it is usually a cosmetic fix: seal it with a stain-blocking primer and repaint. A stain that keeps growing, feels soft when pressed lightly, or has a bulge in the middle tells you water is still getting in or the drywall has lost strength. A sag between ceiling joists is a sign the board needs to come out.

If you are not sure which you have, keep people and furniture out from under any bulging area and ask for a look. Ceiling repair permits are a question for the City of Gainesville Building Division (352-334-5050); we don’t assume either way.

Repair pricing

Every repair is different, so we price it after seeing the damage. For context, national cost guides put a skim coat at about $1–$1.50 per square foot and ceiling painting at about $1–$3 per square foot; if you are removing popcorn from the rest of the room, removal typically runs $1–$4 per square foot after a negative test. Ceiling repair FAQ

Should I fix the roof leak before repairing the ceiling?

Yes. A ceiling repair over an active leak will stain or sag again with the next storm. Have the roof, flashing, plumbing or AC line that caused the water fixed first, and let the area dry out. Once the source is fixed, we can cut out damaged drywall, patch, finish and paint so the repair blends in.

Can a water-stained popcorn ceiling be patched?

Sometimes, but matching popcorn texture over a patch rarely looks right, and many homeowners use a leak as the moment to remove the popcorn altogether. Either way, we coordinate asbestos testing before cutting into or scraping a popcorn ceiling. If it tests positive, a licensed asbestos abatement contractor handles that part of the work.

Is a sagging ceiling something I can wait on?

We wouldn’t recommend it. Sagging usually means drywall has absorbed water and lost strength, or fasteners have pulled loose. Keep people and furniture out from under it and have it looked at. A sagging section generally needs to be cut out and replaced rather than painted, after the leak is fixed.

How much does ceiling water-damage repair cost?

It depends on the size of the damaged area, whether drywall needs replacing, the texture you want to match and how much painting is involved. Finishing work like a skim coat typically runs $1–$1.50 per square foot and painting $1–$3 per square foot in national cost guides. We price repairs after an in-home look.

Can you repair the ceiling and remove the rest of the popcorn at the same time?

Yes, and it often makes sense. After a negative asbestos test, we can replace the damaged section, remove the popcorn texture from the rest of the room, then finish everything smooth or retexture it so the whole ceiling matches. That avoids a patch that stands out against the old texture.
