Popcorn ceilings, also called acoustic or "cottage cheese" ceilings, were sprayed on homes for decades. EPA banned spray-applied surfacing asbestos for decorative uses in 1978, but existing stock could still be installed after that, so homes built or remodeled into the 1980s can contain it. The Census puts Gainesville's median home at 1983, which puts a lot of local ceilings right in that window.
You can't tell by looking. EPA advises, "If in doubt, treat the material as if it contains asbestos and leave it alone," and recommends that samples be taken by trained, accredited professionals rather than by homeowners. So every job starts with a test:

A simple path from first call to finished ceiling.
We measure the rooms, check ceiling height, look for paint, stains or cracks, and talk through the finish you want.
An accredited professional samples the texture and a lab analyzes it. No water or scraper touches the ceiling until results are back.
Rooms are sealed in plastic, the texture is misted and scraped, debris is bagged, and the ceiling is repaired, skimmed or retextured, then painted.
Plastic comes down, floors are cleaned, and we walk the rooms with you before calling it done.

Finishing work, painted texture and testing all move the number. Our popcorn ceiling removal cost guide breaks down every factor and has a quick calculator.

Gainesville is a renter's town. The Census estimates about 62% of occupied homes in the city are rented, and near campus that share climbs far higher. A dated popcorn ceiling is one of the first things a prospective tenant notices on a showing.
The easiest time to fix it is between leases, when the unit is empty. We quote unit by unit, coordinate access with you or your property manager, test first, and plan removal, finishing and paint around your move-in date.
You get a written quote with what's included: testing, removal, repair, finish and paint, listed out so you can compare.
Floors, walls, vents and anything left in the room are covered in plastic, and the HVAC is shut off during the messy part.
If the test comes back positive, we tell you plainly and point you toward licensed abatement. If you want to wait, that's fine too.

Some do. EPA banned spray-applied decorative surfacing asbestos in 1978, but existing stock could still be installed afterward, so homes built or remodeled into the 1980s can contain it. Gainesville's median home was built in 1983, according to the Census. You can't tell by looking, which is why we recommend a professional test before any scraping starts.
National cost guides put removal of a ceiling that tests negative at about $1–$4 per square foot, with a typical project total of $900–$3,100 and a national average near $2,000. Skim coating, retexture and paint add to that. These are estimates only; your actual price comes from a free in-home look at your ceilings.
It depends on square footage, ceiling height, whether the popcorn was painted and the finish you choose. A single bedroom moves much faster than a whole house that needs a smooth skim coat, primer and paint, because each coat of compound has to dry. We give you a realistic schedule with your quote after seeing the rooms.
Usually not. We ask that small items, decor and valuables come out of the work rooms. Larger furniture can be moved to the center or out of the room and covered in plastic. Walls, floors and vents are sealed off before any water touches the ceiling, and we walk you through what to expect beforehand.
Yes. About 62% of occupied homes in Gainesville are rented, so turnover jobs are common here. Vacant units are the easiest time to test, scrape, finish and paint. We can quote unit by unit, coordinate access with you or your property manager, and plan the work around a move-in date.
Yes, but it takes more work. Paint seals the texture, so water can't soak in easily and the material won't release as cleanly. That usually means more labor, and sometimes covering the ceiling with new drywall makes more sense. We'll look at your ceiling, test it first, and explain your options and price ranges.
